It opened in 1988 as the anchor amenity of the Stonebriar master-planned development, and the name has since spread across the whole district: Stonebriar Centre, Stonebriar Boulevard, a dozen subdivisions carrying some version of the word.

The two golf courses
Most private clubs in DFW run one course. Stonebriar runs two, which is the single biggest reason it holds its position in a market that now includes PGA Frisco a few miles north.
The Country Club Course
The original layout, designed by Joe Finger and Ken Dye and opened with the club in 1988. It plays 7,064 yards at par 72 with a course rating of 74.8 and a slope of 140, which makes it one of the sterner tests in Collin and Denton counties. Water is routed through a series of interconnecting lakes and comes into play on the majority of holes. The par-4 ninth, playing roughly 438 yards with water squeezing both sides of the landing area, is the hole members will tell you about first. The course has hosted both LPGA and Senior PGA competition over the years.
The Fazio Course
Tom Fazio's layout opened in the early 2000s and plays 7,021 yards at par 72, rating 73.8, slope 137. It is the friendlier of the two off the tee. Fazio routed it through a valley with generous mounding that frames fairways and feeds errant drives back toward short grass, and there are few forced carries. The defense is in the greens, which are fast and heavily contoured, and in a five-acre lake on the back nine that touches both the 11th and the 14th. The 16th is a short, drivable par 4 to a two-tiered green — the kind of risk-reward hole that decides member-guest matches.

Recent capital work has focused on the Fazio side: renovated greens, rebuilt bunkers and retaining walls, and an upgraded irrigation system. Practice facilities and an indoor golf simulator are available to golf members without additional charge.
Club amenities beyond golf
Roughly half of the households at a club like this are not there primarily for golf, and Stonebriar is built accordingly.
- Racquet sports. Eight lighted outdoor tennis courts plus pickleball, with a full programming calendar of leagues, clinics, and junior instruction.
- Aquatics. Resort-style pool facilities including a Junior Olympic pool, with summer swim team and lesson programs.
- Fitness. A fitness center with equipment, classes, and personal training. Worth setting expectations here: this is a country club fitness room, not a 40,000-square-foot standalone athletic club. If a large gym is central to your decision, tour it before you join.
- Dining. Multiple venues in the clubhouse, commonly cited at around 65,000 square feet, spanning fine dining, a casual grill, and a tavern with course views.
- Family and youth. A Kids' Club with supervised activities, junior golf and tennis academies, camps, and holiday programming. Memberships extend to a spouse and dependent children under 26.
- Events. Weddings, corporate meetings, tournaments, and private celebrations, which is a real consideration if you host frequently.

Members can upgrade or change categories later, which is the practical path for buyers who want in now and will move to golf when the calendar allows. Applications are reviewed by a Membership Council on a weekly basis, followed by new member orientation.
Initiation fees and monthly dues
Stonebriar does not publish pricing. The membership page lists every category with "inquire for pricing," and the club quotes individually based on category, current enrollment incentives, and timing. Anyone telling you they know the exact number without a written fee sheet from the club is estimating.
That said, buyers deserve a realistic range for budgeting. Here is what the credible third-party sources currently show, with the understanding that every one of them is an estimate:

How to read those numbers
The 2020 figure of $35,000 and $840 a month still circulates widely online and is almost certainly stale. DFW private club initiation fees have risen sharply since 2021 as membership waitlists returned across the Metroplex. The convergence of the 2026 sources around a $60,000–$75,000 initiation and $1,400–$1,600 in monthly dues for a full golf membership is the more defensible planning range today.
A few structural points that matter as much as the headline number:
- Initiation is generally non-refundable. Invited clubs are non-equity. You are buying access, not a transferable share, so there is no resale value on exit.
- Social and racquet categories cost materially less on both initiation and dues. If golf is not the driver, ask for those numbers specifically rather than anchoring to the golf figure.
- Dues are not the whole monthly cost. Budget for cart fees where applicable, food and beverage minimums, guest fees, locker and bag storage, tournament entries, and junior program fees.
- The club advertises no assessments tied to renovations or long-term capital improvements, which is a genuine differentiator from equity clubs where special assessments can arrive without warning.
- Enrollment incentives move. Initiation is the negotiable line item at most Invited properties, particularly in slower enrollment months. It is worth asking directly.
Annualizing the decision
At a $70,000 initiation and $1,540 a month, the first year runs roughly $88,500 and each following year about $18,500 before incidentals. Over five years that is somewhere near $162,000. For a household buying a $1.5M home in Stonebriar Park, club membership is functionally a second, smaller carrying cost sitting on top of the mortgage, property taxes at roughly 2% of assessed value, and HOA dues. It belongs in the same spreadsheet, not in a separate mental bucket.

The Frisco ISD / Lewisville ISD split
This catches buyers off guard more than any other issue in the area, and it is the first thing we check on a Stonebriar-area showing.
Homes in this district are split between two school systems. Much of the Stonebriar area falls within Frisco ISD, feeding schools including Clark Elementary, Griffin Middle, and Reedy High School. But a portion — including Stonebriar Country Club Estates — falls within Lewisville ISD, feeding Hicks Elementary, Arbor Creek Middle, and Hebron High School.
Two homes a few hundred yards apart, both with a Frisco mailing address, both in Denton County, can feed entirely different high schools. Attendance zones also change. Verify the assignment for the specific address directly with the district before you write an offer, not from a listing sheet.
Shopping, dining, and area amenities
Location is the second half of the Stonebriar value proposition. The club sits inside one of the densest concentrations of retail, corporate campuses, and entertainment in North Texas.

Buying in the neighborhood does not include membership
This is the single most common misconception. Stonebriar Country Club membership is purchased separately and directly from the club. Owning a home in Stonebriar Park, on a fairway, with a gate code, does not confer club access. The lone meaningful exception is The Corvalla, where a social membership is bundled with the residence.
Plan the two purchases as separate transactions with separate underwriting, and get the membership quote before you go under contract if club access is part of why you are buying there.
What golf course lots actually do to value
Fairway frontage commands a premium in this district, typically a meaningful one, but it is not uniformly positive. Considerations we walk clients through:
- Which hole and which side. A lot on the landing-zone right side of a dogleg takes errant shots. A lot behind a green rarely does. Walk the hole, don't just look at the aerial.
- Sunset orientation. West-facing fairway views are the ones that carry premiums in listing photos and in appraisals.
- Maintenance schedules. Mowing and blowers start early. Some buyers never notice; some do.
- View protection. Confirm what is deed-restricted versus simply undeveloped.
Resale dynamics
The gated Stonebriar enclaves trade on scarcity. Home counts are fixed, lots are large and irreplaceable inside Frisco's current footprint, and the housing stock dates primarily to the late 1980s and 1990s. That creates a clear divide in the resale market between updated and original homes. A dated but structurally sound estate in Stonebriar Park can represent real value if you are prepared for a renovation; an over-improved home in a village section can sit. Days on market in the area have run near the national average, but the luxury enclaves routinely take longer, with recent figures approaching three months in some gated sections.
